About the Project:

A 2-unit ground up infill development (that means new build) project in booming East Austin. The main home has 3 bedrooms, 3.5 baths, 1975 SF, 2-stories and is nestled ever so gently under a magnificent heritage oak. The 2nd home is 2 bedrooms, 2.5 baths, 1100 SF.

This is a design-build collaboration between Happy Karma and Austin-area builder Azul Modern Homes, with design consultation and realty services provided by Priscilla Hanson with Moreland Properties.

What makes this project special:

The location is hard to beat— just north of 7th street halfway between downtown to the west and the booming area of Springdale and Airport to the east. But what really attracted us to this property was the size of the lot (8800+ SF) and the gorgeous mature trees. There are numerous Pecans, a giant American Elm, and a spectacular Live Oak, under which we built the main house. We designed these homes from scratch to take advantage of the yard and trees— you’ll find oversized windows framing out the gorgeous trees, covered porches and 2nd level balcony from which to enjoy the shade of the Live Oak (main house).

Inside the homes, you’ll notice things like oversized kitchens, upscale finishes, spa master bath (main home), 2nd level bonus area (main home) and full walk-in laundry (main home). We’ve thought of everything so you don’t have to.
